Mexico‘s government plans to build 117 new industrial parks during the current six-year term, which ends in September 2030.
Of that total, 13 have already been built, said Prologis CEO Héctor Ibarzabal, who is also a board member of the Mexican Association of Industrial Parks (AMPIP).
Prologis is a world leader in logistics real estate, with a special focus on high-growth, high-demand markets. It owns, manages and develops logistics facilities in 20 countries on four continents.
Proceeds from the disposition of Prologis’ development properties and land were US$414 million and US$462 million for 2024 and 2023, respectively, primarily from the contribution of properties Prologis developed to other unconsolidated co-investment companies in the United States, Mexico and Europe in 2024 and in Europe, Japan and Mexico in 2023.
New industrial parks
The government of Mexico’s President Claudia Sheinbaum has an ambitious goal: to build 100 new industrial parks over the course of her six-year term. The proposal is based on a strategy with a regional approach and well-defined technical criteria.
Each park will be located according to the productive vocation of the area. In addition, the plan considers factors such as access to water, available energy, existing infrastructure and environmental sustainability.
«When this administration began, for the first time we were sought after to try to launch something that for us was music to our ears. We remembered, 100 new parks, Madam President, and really the enthusiasm of this support we are receiving from the authorities, combined with the enthusiasm of international investors, is making us move forward at a more efficient pace than we expected,» said Ibarzabal, at a press conference on Wednesday at the National Palace.
National logistics
The AMPIP, 39 years of existence, helps to manage the attraction of investments in manufacturing and 100% of its activity is formal. This association has 143 members and represents 95% of the industrial activity. It groups 477 industrial parks in 28 states of the country. AMPIP has industrial parks in practically every state.
“From October to date, we have already launched 13 of this program of 100 industrial parks, which will actually end up being 116,” said Ibarzabal.
