As part of the growth of e-commerce in Mexico, retailers are increasingly shifting to shipping packages instead of pallets, noted Vesta.

According to projections by German firm Statista, e-commerce in Mexico will see sales revenue growth of 85% from 2021 to 2025.

For Vesta, a leading Mexican industrial real estate and logistics company in Latin America, this will create new opportunities in logistics, warehousing and delivery services. 

With increased parcel shipping, retailers are maintaining high inventory levels, expanding product portfolios and investing in reverse logistics to manage returns. 

Of all retail sales in Mexico during 2023, e-commerce sales had an 11% share, according to Statista.

That coverage could be considered low penetration compared to other economies such as the United States (16 percent) and China (44 percent). 

E-commerce

Vesta believes that demand for industrial gross leasable area (GLA) in Mexico from e-commerce will grow in the coming years, with the largest metropolitan areas (Mexico City, Guadalajara and Monterrey) benefiting the most.

As of December 31, 2023, Vesta‘s tenant base in terms of GLA leased was primarily comprised of companies engaged in automotive 33.1 percent, logistics 12.1 percent, food and beverage 9.1 percent, aerospace 6.8 percent and e-commerce 6.9 percent.

Globally, e-commerce is rapidly transforming global B2C and B2B commerce. 

According to BigCommerce Holdings, the rapid growth of e-commerce is driving companies to adopt e-commerce platforms such as BigCommerce to create engaging branded e-commerce stores and leverage cross-channel connections with online marketplaces, social networks and offline POS systems.

In 2023, e-commerce in Mexico grew at a year-on-year rate of 24.6% to MXN658.3 billion, according to the Mexican Online Retail Association.

Statista estimates that the size of the e-commerce market in Mexico will reach US$42.2 billion in 2023.
